Springfield's rental market runs on three predictable cycles, and we plan our move-in/move-out staffing around them. The biggest is MSU's spring move-out in early to mid May — student rentals across the north and west of campus turn over in roughly a two-week window, and demand for empty-home deep cleans triples. The second is Drury and OTC's August move-in window, which runs in reverse — landlords need rentals cleaned to move-in standard before tenants arrive. If you are tied to one of these cycles, book the walkthrough as early as possible. Saturday slots in May fill three weeks in advance. We hold a few mid-week slots aside for last-minute deposit-return panics, but they fill within a day. Real estate transaction timing is the other major driver — pre-listing cleans for sellers, pre-move-in cleans for buyers, and final walkthrough cleans for closings. We coordinate with realtors and closing dates without needing the homeowner to be on-site.

We also see a steady volume of move-outs from rentals owned by individual landlords with one to five doors. The bathroom grout gets a hard scrub before you ever take a shower in it.

The single most-requested move-in add-on is the kitchen interior — clients who plan to start cooking the day they move in want the inside of every cabinet, the inside of the fridge, and the inside of the oven done thoroughly even if the previous owner had it professionally cleaned. Do you clean inside the appliances?

Yes — inside oven, inside fridge, inside microwave, and dishwasher are all included on a move-out clean by default. (On standard recurring cleans they are paid add-ons.) The thinking is simple: you only pay for these once at move-out, and they are the items most likely to cost you a deposit if skipped.

Can you handle a move-out for an MSU student rental in May?

Yes — MSU move-out season is one of our busiest weeks. Student rentals across Springfield (especially north and west of campus) get cleaned to a checklist that maps to the most common Springfield property-management punch lists. Book early — May fills up fast and we triage Saturdays first.

What about carpets?

We don't run our own carpet machines. We coordinate with a carpet partner who can come the same day or the day after — just tell us at the walkthrough and we set it up. Most landlords expect carpet cleaning as a separate line item; we're up-front about that rather than baking a vague carpet charge into our price.

Move-in instead of move-out — what's different?

Move-in cleans run nearly identical scope, but the priorities shift: inside cabinets, drawers, and closets matter more (you're putting your stuff in there), the inside oven and fridge get extra attention (you're cooking in there), and the bathroom grout gets a hard scrub before you start using it. Pricing is the same logic.

How fast can you fit me in?

Typically within 5-7 days for move-out cleans, faster if you're flexible on time-of-day. Saturday slots fill first. May and August book out 2-3 weeks in advance because of MSU and Drury student cycles plus Branson summer rental turnover. Mention your move date when you book and we'll work toward it.
