Terms of service

These are the terms we work under: what we do, what a quote means, what happens when a schedule changes, who is responsible for what, and what we do when something goes wrong.
We have written it to be read by a customer rather than by a lawyer. Where something is genuinely a limit on what we will cover, it is stated plainly instead of buried.
1. The agreement
These terms apply when you use this website, request a walkthrough, book a clean, or receive cleaning services from Efficient Cleaning Operations LLC (“ECO,” “we,” “us”).
If you sign a written service agreement with us, that agreement controls wherever it says something different from this page. These terms fill the gaps and cover everyone we work with, including customers who never sign a formal contract.

2. What we do
We provide cleaning services across three lines, in Springfield, Branson, and the surrounding southwest Missouri communities:
- Residential — house cleaning, deep cleaning, recurring service, move-in/move-out, and post-construction cleaning.
- Short-term rental — AirBnB and vacation rental turnover, cabin cleaning, hot tub service, and multi-property portfolio management.
- Commercial — office, medical office, dealership, restaurant, sports facility, industrial, post-construction, and property management cleaning.
We use eco-friendly products by default. We do not use traditional bleach or harsh chemicals unless you specifically ask us to. If a surface in your home needs something we do not normally carry, we will tell you rather than improvise.
We serve a defined area. If your property sits outside the cities listed on our service areas pages, ask — we handle some exceptions case by case, but we are not obliged to take work outside our area.
3. Booking and the free walkthrough
Most work starts with a walkthrough. It is free, it carries no obligation to book, and its purpose is to see the property so we can quote a real number instead of a guess. Walkthroughs are typically scheduled within 48 hours of your request, and a first clean usually follows within five to ten days.
Booking happens on this site. We do not hand you off to a third-party booking platform, and we do not take a deposit to hold a walkthrough.
For short-term rental properties, the walkthrough is closer to a setup session than a quote — we document the linen rotation, the consumables, the access method, the hot tub specifics, and your preferences. That document becomes the standard for every turnover after it.
Booking a walkthrough or a clean is a request. It becomes a commitment when we confirm it. We may decline work — because of location, condition, scope, safety, or capacity — and if we do, we will tell you why.
4. Pricing and quotes
Residential cleaning is priced through our three-package system — Starter, Standard, and Premium — and scales with bedrooms, bathrooms, square footage, and any add-ons you choose.
When a price can change
A quoted price assumes the property is in the condition we assessed and the scope is the scope we agreed. A price can change when:
- You add work — an add-on such as inside the oven, a full sink of dishes, interior windows, or cabinet interiors. Add-ons are priced individually and you approve them.
- The property has materially changed since the walkthrough — renovation, new square footage, a long gap in service, or condition well beyond what we quoted.
- There is biohazard-type mess. This is a specific, narrow category: significant urine or feces on floors or outside the toilet, blood outside the toilet, vomit including pet vomit, or sanitary waste requiring hand contact. Normal bathroom use and a little mess nearby is simply part of the job and never triggers this. When it does apply, an additional fee applies.
In every one of those cases we tell you before we do the work, not after. You will not find a charge on an invoice that you did not hear about first.
Recurring, STR, and commercial
- Recurring service reduces the per-visit price, typically by 5–15% depending on frequency.
- Short-term rental turnover is a flat rate per property, set after the initial setup session.
- Commercial work is bid per facility on size, frequency, and scope.
5. Recurring service and billing
Recurring service runs on the schedule we agree — weekly, every other week, or monthly — at a set day and time window. We generate the next visit as each one completes, so your schedule rolls forward without you re-booking.
Recurring service is not a fixed-term contract for residential customers. There is no minimum number of visits and no early termination fee. You can stop at any time; see changing and cancelling.
Commercial billing
Commercial accounts are invoiced monthly on net-30 terms. We accept ACH, check, and credit card, with a 3% surcharge on card payments. We provide a W-9 and a certificate of insurance at contract signing, and we can name your business as additional insured on ongoing contracts.
Card details
When you put a card on file, the details are entered on our payment processor’s own secure page. We never see or store your full card number — only the reference identifiers the processor issues so we can charge the card you authorised.
6. Changing, skipping, pausing, and cancelling
Life happens and schedules move. Tell us as early as you can and we will work with you — the earlier the notice, the better we can re-route a crew that is already assigned to your slot.
- Skip a visit. A one-off skip. Your recurring schedule is untouched and the next visit happens as normal.
- Reschedule. Move a visit to a different date or time, subject to availability.
- Pause. Stop service for a period — travel, renovation, a seasonal property — and resume without re-onboarding. If a pause runs long without a resume date, we may archive the account to keep our schedule accurate; restarting after that is a phone call, not a new walkthrough.
- Cancel. End service. We will usually ask why and may offer an alternative — a different frequency, a schedule change, an adjusted rate, or a call to talk it through. You are free to decline all of it and simply cancel.
We may also need to reschedule — weather, illness, or a vehicle problem. We will tell you as soon as we know and offer the earliest alternative we have. We are not liable for losses caused by a visit we had to move for reasons outside our control.
7. Getting into your property
You are responsible for making sure we can get in at the scheduled time. That might mean being home, leaving a key, giving us a gate or keypad code, setting up lockbox or smart-lock access, or arranging it with a building manager.
If you give us access details, we store them with your customer record and share them only with the staff who need them. You are never required to give us a code — say so and we will arrange something else. How we handle access information is set out in detail in the privacy policy.
Tell us about anything that affects our ability to work safely: an alarm system and how to disarm it, pets and whether they need to be secured, a security camera that is recording, or a room we should not enter.
8. What we need from you
To do the job well and safely, we ask that you:
- Give us honest information about the property — size, condition, pets, and anything unusual. A quote built on a bad description produces a bad price for both of us.
- Secure or remove anything irreplaceable, highly fragile, or of unusual value before we arrive. We are careful, but a genuinely irreplaceable item should not be in the room while anyone is cleaning around it.
- Put away cash, jewellery, prescription medication, firearms, and sensitive documents.
- Secure pets that may be anxious around strangers or may bolt through an open door.
- Make sure the property has working utilities — running water, power, heat or cooling as appropriate. We cannot clean a property without water.
- Tell us if anyone at the property has a contagious illness, so we can protect our staff and reschedule.
We may decline to clean, or stop and leave, if a property is unsafe — pest infestation, hoarding conditions, biohazard beyond ordinary household mess, aggressive animals, structural hazards, or threatening behaviour toward our staff. We will tell you why and we will not charge you for work we did not do, but the visit slot may still be treated as used.
9. What is not included
Our written checklist for your package defines the scope. Outside it, and unless separately agreed in writing, we do not:
- Move heavy furniture or appliances. We clean around and under where we can reach safely.
- Work at height beyond a standard two-step stool — no tall ladders, no exterior second-storey windows.
- Handle mould remediation, pest control, biohazard remediation, or anything requiring a licensed specialist.
- Clean the inside of a litter box or handle animal waste beyond ordinary surface cleanup.
- Do laundry, dishes, or full tidy-and-put-away unless it is in your package or booked as an add-on.
- Provide childcare, pet care, or run errands.
If you want something outside the checklist, ask. Most of the time we can add it — we would just rather price it than surprise you.
10. If something is damaged
We clean around your belongings for a living, and occasionally something gets broken. Here is exactly what happens:
- We tell you the same day. Our crews report breakage rather than hoping it goes unnoticed. That is a standing instruction, not a courtesy.
- We document it. Photos and a note on the job record.
- We carry general liability insurance, and we will provide a certificate of insurance on request. Where damage is our fault and covered, we work with you on repair or replacement.
Please report any damage you find within a reasonable time of the visit — the sooner we hear, the better we can establish what happened and when. Our photo record from each clean is usually the fastest way to settle a question about condition.
Some things we cannot take responsibility for: damage from pre-existing wear, defects, or improper prior installation; items that were already damaged or loose; surfaces that fail under normal cleaning because of an underlying condition; and irreplaceable or unusually valuable items you did not tell us about and did not secure.
11. Our re-clean guarantee
That is the whole guarantee. No forms, no argument about whether it counts. Point at what was missed and we return to put it right.
The guarantee covers work that was in your package’s written checklist and was missed or not done properly. It is a re-clean — it is not a refund mechanism, and it does not cover work that was never in scope, damage claims (see above), or new mess made after we left.
Move-out cleans
Move-out cleaning gets a longer window, because the people inspecting are not you. Our move-out checklist is built from the landlord and property-management punch lists common in Springfield and Branson. If your landlord or property manager flags something, tell us within 48 hours and we will come back.
12. Satisfaction surveys and reviews
After a clean we may email you a short satisfaction survey. It is optional. Answering it helps us fix problems while they are still small, and it is how we track whether a specific crew is doing well at a specific property.
We do not write reviews on your behalf, we do not publish invented testimonials, and we do not attach a name or photo to a review that you did not provide.
If you post a public review anywhere, that is between you and the platform. We may quote a genuinely published public review, with attribution as it appears publicly.
13. Our people
Every team member passes a criminal background check before their first solo job. We aim to send the same lead cleaner to the same property so that someone who knows your home is the one in it, though staffing and scheduling mean we cannot guarantee the same person every single visit.
Our cleaners are our employees, and we are responsible for their work. Please do not offer direct employment to a member of our team for cleaning work while they work for us and for a reasonable period after. If you would like more of someone’s time, ask us and we will try to arrange it.
Tips are never expected. They are always welcome and always go to the cleaner.
14. Limitation of liability
We stand behind our work through the re-clean guarantee and our insurance. Beyond those, and to the fullest extent Missouri law allows:
- Our total liability arising from any single clean is limited to the amount you paid for that clean, except for claims covered by our liability insurance and except where the law does not permit such a limit.
- We are not liable for indirect or consequential losses — lost rental income, lost bookings, lost business, or similar — arising from a missed, delayed, or rescheduled visit.
- We are not liable for delays or failures caused by events outside our reasonable control, including severe weather, road closures, utility failure at the property, illness, or an inability to get in.
Nothing here limits liability that cannot lawfully be limited, including liability for death or personal injury caused by negligence, or for fraud.
15. Ending service
You can end service at any time. Tell us by phone, by email, or from the customer portal. If you have a signed agreement with a term, its notice provisions apply.
We may end service if a property is unsafe, if our staff are treated abusively, if invoices go unpaid, or if we can no longer serve your area or schedule. Except where behaviour or safety makes it impossible, we will give you reasonable notice and finish work you have already paid for.
When service ends, ask us to remove your access details and we will. We recommend changing any code you shared with us — that is good practice at the end of any cleaning relationship, not a comment on ours.
16. Governing law
These terms are governed by the laws of the State of Missouri, without regard to conflict-of-law rules.
If a dispute comes up, please contact us first. Most problems we have seen are a scheduling misunderstanding or a missed item on a checklist, and both are usually fixed in one phone call.
If any part of these terms is found unenforceable, the rest stays in force.
17. Changes to these terms
We may update these terms. The “last updated” date at the top of the page always reflects the current version, and the version in force when you booked is the one that applies to that booking. For a material change affecting ongoing service, we will notify active customers directly.
